Contracts & Documentation
Purchasing a manufactured home involves important documentation designed to protect you, clarify expectations, and ensure the project moves forward smoothly. At The Home Gallery, we use a clear and structured contract process so homeowners fully understand what’s included, how the project is managed, and what to expect at each stage.
Our contracts are federal HUD-compliant and are reviewed carefully with you before anything moves forward.
The Two Primary Contracts
To keep everything clear and organized, The Home Gallery uses two main contracts, each covering a specific part of your project.
Purchase Order Contract
The Purchase Order Contract covers the home itself. This includes:
- your selected home model and specifications
- pricing and inclusions
- factory production details
- finish levels and options selected
This contract ensures there is complete clarity around what is being built, how it will be produced, and what is included in the purchase.
Permitting & Project Management Contract
The Permitting & Project Management Contract covers the services required to prepare your site and move the project toward installation. This typically includes:
- site surveys
- soil reports (where required)
- engineering coordination
- permitting and agency submissions
- overall project management
This contract outlines how The Home Gallery manages the technical and administrative work needed before delivery and installation.
HUD-Compliant Documentation
All contracts used by The Home Gallery comply with federal HUD requirements, which are in place to protect homeowners and ensure transparency in manufactured home purchases.
These standards help ensure:
- clear disclosures
- consistent documentation
- regulated processes
- consumer protection throughout the purchase
HUD compliance is an important part of ensuring your home is built, sold, and installed according to established national standards.
Purchase Order Signing Meeting
Before anything is finalized, The Home Gallery schedules a dedicated Purchase Order signing meeting. During this meeting:
- the contract is reviewed line by line
- all pricing, specifications, and terms are explained
- questions are encouraged and addressed
- homeowners have the opportunity to fully understand the agreement
This step ensures you feel informed, confident, and comfortable before moving forward.
Reviewing Sample Contracts
To support transparency, sample contracts are available upon request. Reviewing these in advance can help you become familiar with the structure and terminology used, making the signing process even smoother.
Why This Contract Structure Matters
Using clearly defined contracts helps ensure:
- transparency throughout the process
- a shared understanding of responsibilities
- smoother coordination between factory production, permitting, and installation
- fewer surprises as the project progresses
It’s part of The Home Gallery’s commitment to a well-managed, professional, and homeowner-focused experience.
